How to sell your house -

The lounge, sitting room, front room, parlour, One of the most important rooms in your home.

The room you use to watch TV, chat and relax in needs to be seen as a spacious but warm and comfortable room. Friendly and welcoming. The lounge needs a focal point. Many people would expect a fireplace whether it is gas, open or a wood burning stove, some sort of central feature is expected. For some people a TV is the focal point - at which all chairs point towards.

What do people look for when viewing the Lounge?

* Where are the plug sockets? How many are there?
* Is there a telephone socket or is this in another room? With cordless phones there's less need for multiple phone sockets within a house.
* Is there a TV aerial socket?
* Can you get cable or satellite? Do you already have this service at your property?
* Is the room big enough for everyone? Can you fit a chair for everyone in?
* What is the lighting like?
* Does it have a feature fireplace?


You've got to make the room feel large and spacious but warm and cosy.
In some new builds they use smaller furniture pieces to make the room look bigger. This is unlikely to be an option for most home sellers though. By rearranging furniture in a way that makes the most of the space you can make the room seem bigger. Declutter it massively. This will help with the tidying up for viewings too.
Get rid of all the books, magazines, newspapers, crossword puzzle books and other matter that gets left around the lounge. If your coffee table is past it's best then get rid of it or repaint it to make it look nice.

Clean the couch of cat and dog hairs and perhaps even clean it if it's grubby.
Make sure the carpet isn't warn and that the curtains are clean and pressed. Wash the windows and clear the window sills of clutter. Use a few tasteful items to decorate the room to stop it feeling impersonal.

Light my fire

If you've got a real fire why not light it and show it off to it's fullest?

Obviously if it's very hot you might not want to, but it's a real feature if your home so you could set it up ready to light, giving people the vision of a crackling fire in an instant.
